Texas Property Tax Protest Deadlines

Missing the protest deadline usually means you wait until the next appraisal cycle. Here’s how the timing works in Texas.

The standard rule

In most counties you must file a protest by May 15, or by the 30th day after the date the Notice of Appraised Value was delivered to you — whichever is later.

If your notice arrives late, that 30-day clock can extend past May 15. Always check the date on your notice.

What “delivered” means

Delivery is generally when the notice is mailed or otherwise provided by the appraisal district. Keep the envelope or online notice timestamp if there is any question about timing.

Don’t wait until the last week

Evidence takes time to assemble. Filing in the final days leaves little room for a solid comparable-sales package. If you think your value is high, start the review as soon as the notice arrives.
